The subdivision may include the <br />creation of outlets and easements for <br />conservation, etc. in addition to the two buildable lots. <br />c. "Class III Subdivision" - A Class III <br />Subdivision shall be a plat which includes. <br />a subdivision which meets one or more of the following criteria. <br />1. The subdivision results in three or <br />more buildable lota, or. subdivision involves a flexible <br />toning application! or, <br />3. The subdivision Involves the vacation <br />rtr dedication of a public roadway! or,4, The subiHvision involves the extension <br />of municipal utilities. <br />67. "Temporary Improvement" - Improvements built and <br />Biaintalned by a subdivider during construction of the subdivision. <br />68. Special Requirements For Plats.:o \A. Zoning Regulations. Every plat shall conform to existing zoning regulations a.-d subdivision regulations applicable 1# at the time of Final Plat approval. Variances shall not be I I approved to Increase the overall subdlvlalon density above the II minimum lot area requirements of the applicable zoning district and J <br />\ this Chapter. ^ <br />B. Public Improvements. The Planning Commission <br />may recommend that all public Improvements be Installed and <br />dedicated prior to the signing of the Final Plat by the City. If <br />the Planning Commission does not recommend that all public <br />Improvements be Installed and dedicated prior to signing of the <br />Final Plat by the City, the amount of the bond shall be established <br />by the Zoning Administrator baaed upon the recommendation ot the <br />City F--neer, which bond shall be submitted by the subdivider at <br />the t. « of application Cor Pinal Plat approval. The Planning <br />Commission shall require the subdivider to indicate on the plat all <br />private and publl"; Improvements, which shall be required to be <br />established or extended and any other special requirements deemed <br />necessary by the Planning Commission in order to conform the plat <br />to the Comprehensive Municipal Plan and this Chapter. <br />C. Grading of Site Prior to Final Approval, <br />Subsequent to Preliminary Plat approval by the Council, the <br />subdivider may apply for a land alteration permit from the City and <br />upon receipt of such permit may commence construction to the grades <br />and elevations required by plans approved by the City. <br />D. Referral to Other Government Agencies or <br />Jurisdictions. Following acLlon by the Council on the Preliminary <br />Plat, the Zoning Administrator will refer the Preliminary Plat and <br />the Council's action to other government agencies or jurisdiction* <br />for their review and action as may be appropriate prior to Council <br />action on the Final Plat. <br />Subd. 15. Effective Period of Preliminary Subdivision <br />Review. Planning Commission recommendations concerning anjf ”!lass I <br />Subdivision and the Council resolution concerning any Class II and <br />Class III Preliminary Plat shall remain effective for one <br />Failure to file a complete Final Subdivision application within <br />this time period shall be construed as formal withdrawal of the <br />proposed subdivision.
