Garages. Yards and Open Spaces. <br />A. Reduction Prohibited. No yard or other open <br />space shall ba reduced in area or dimensions so as to make such <br />yard or other open space lass than tha minimum required by the <br />toning Chapter and if tha existing yard or other open space as <br />existing is lass than tha minimum required, it shall not ba further <br />reduced. <br />B. Application to Only One Dwelling or Group. No <br />required yard or other open apace allocated to a building or <br />dwelling group shall be used to satisfy yard, other open spaces, or <br />minimum lot area requirements for any other building or dwelling <br />group. <br />C. Lot coverage. In all zoning districts, for all <br />lots of 0-1.99 acre in total area, the total combined footprint <br />areas of all principal and accessory structures shall not exceed <br />151 of the lot area. The following shall bo included in <br />calculation of lot coverage by structures: <br />1. All roofed structures which extend more <br />than 8* above grade level. <br />2. Tennis courts, patios, decks, and all <br />similar •open* structures when partially or fully enclosed by <br />fences# railings or walls which extend more than 6* above grade <br />level (if any portion of such structures extends more than 6' above <br />grade level# the entire structure shall count toward lot coverage). <br />3. Pools, including pool basin and associated <br />deck or patio areas# regardless of whether such pool basin, deck, <br />or patio is enclosed with a fence. <br />Source: Ordinance 80, 2nd Series <br />Adopted: 2-26-90 <br />ORONO CC (4-1-84) <br />.• <br />S 10.03EXCEPTION. Regardless of lot area# every developed lot shall be allowed at least 1,500 square feet of lot coverage by principal residence and garage structures.D. Tennis courts, pools and paddocks or arenas, when such accessory structures exceed 1,000 s.f. footprint area# shall be subject to the following special setback restrictions: <br />Front - 30* minimum and not within the required front yard nor <br />between the front lot line and the principal structure on <br />the property <br />Side - 30' minimum and not within the required side yard area <br />Rear - 30' minimum and not within le required rear yard area <br />Source: Ordinance 72# 2nd Series <br />Adopted: 8-14-89 <br />Subd. 15. Non-Encroachments. The following shall not be <br />considered to be encroachments on yard requirements: <br />A. Chimneys, flues, belt courses, leaders# sills# <br />pilasters, lintels, ornamental features, mechanical devices# <br />cornices, eaves, gutters and the like, provided they do not extend <br />more than 1-1/2 feet, off-street parking except as hereinafter <br />regulated. <br />B. Name plate signs for one family dwellings! <br />lights for illuminating parking areas, loading areas or yards for <br />safety and security purposes, provided the direct source of light <br />is not visible from the public right-of-way or adjacent residential <br />property may be located to within five feet of the front lot line. <br />C. Fences which do not exceed 3-1/2 feet in height# <br />fences not over 6 feet in height along the street lot line of lake <br />frontage lots which front on a major thoroughfare, if fill it <br />required, the total combined height of both fence and fill shall <br />not exceed 6 feet above the height of the crown of the road# <br />terraces, steps, uncovered porches# stoops or similar structures# <br />which do not extend above the height of the ground floor level of <br />the principal building and extend to a distance of not less than 2 <br />feet from any lot line. <br />0.
