Mabusth, Planning and Zoning Administrator <br />Stephen Weckman, On-Site Systems Manager <br />January 10,1997 <br />SUBJECT: Septic Rc v lew for Application #2204, Fullerton Estates - Subdivision <br />The proposed five lot subdivision includes four existing septic systems. All of the existing septic <br />systems are non-compliant (failing) due to the lack of three foot separation between the drainfield <br />and the seasonal water table. Although none are an eminent health hazard curre itly, each of them <br />must be replaced at this time or be properly abandonea. For this reason each of the new lots has <br />both primary and alternate drainfield sites located on them. The existing septic systems ser\ e 3350 <br />Fox St., 3400 Fox St., the caretaker residence, and the garage facility. <br />All proposed septic systems meet Cit>' and State standards. The drainfield sites are designed for five <br />bedroom residence* on lots 1, 2, and 5, while lots 3 and 4 have eight bedroom designs to <br />accommodate the large existing main residences and a caretaker residence. <br />The drainfield sites on lots 1,2 , and 5 must all be fenced off prior to any grading or land alteration <br />due to their proximity to the access road. Also, the driveway for each of these lots will pass 20 feet <br />from many of the drainfield sites, so the sites must be accurately fenced to protect them from <br />damage. <br />Based on the above infor don, staff recomends approval of the application. The applicant should <br />note that the 20 foot setback between the drainfield areas and the driveway must be maintained.
