Box 66 <br />Crystal Bay, MN 55323-0066 <br />RE: Proposed Plat - Jensen Homes Inc. <br />CSAH 135, west side approximately 440 feet south of CSAH 84 <br />Section 6, Township 117, Range 23 <br />Hennepin County Plat No. 2275 <br />Review and Recommendations <br />Dear Ms. Mabusth: <br />Minnesota Statutes 505.02 and 505.03, Plats and Surveys, require County <br />review of proposed plats abutting County roads. We reviewed the above plat <br />and make the following comments: <br />• The existing 33 feet of right of way from and along the centerline of <br />CSAH 135 is adequate. Hennepin County does not need additional right of <br />way at this time. <br />• The access locations for the proposed development are the existing <br />driveways located approximately 260 feet south of the plats north line <br />and approximately 12 feet north of the plats south line. These access <br />locations are acceptable. Hennepin County will not permit any other <br />access cuts to CSAH 135. Any proposed revisions to either of the <br />existing drives require an approved entrance permit from Hennepin County <br />before beginning any access construction or reconstruction. The <br />developer can contact Dave Zetterstrom at 930-2548 for access information <br />or entrance permit forms. <br />• All proposed construction within County right of way requires an approved <br />Hennepin County permit prior to beginning construction. This includes, <br />but is not limited to access, drainage, utility construction, trail <br />development, and landscaping.
