The suWivider and future owner of Lot 2 are hereby advised that a new septic <br />system nust be installed to seiv-e the existing residence on Lot 2 pnor to <br />occupanr.y. <br />5 Subdividtr and future owner of Lot 2 is advised of the minimum lot area <br />requirements of Section 11.03, Subdivision 24 of the Subdivision Regulauons of <br />the City that would require the exclusion of all private pedestrian or vehicular <br />easement areas from the drv' buildable lot area of a propeity'. <br />The follovving list of final submittals must be submined to die Zoning Admimstralor two <br />weeks prior to the regularly scheduled Council meeting on the second and fourth Mondays ot <br />each month. Required subminals are as follows: <br />1. Record plat drawings in the form of two (2) mylar copies and one (1) copy <br />reduced to 1" = 200’. Drawing to include: <br />A. Lot lines platted per preliminarv' survey by Bruce R. Kelley, dated May <br />26, 1995, most revised date Sepi^nber 11, 1995. <br />B. Dedication of "drainage and utility easements" as noted in Item 1 above. <br />C. Naming of plat. <br />2. Legal documents required: <br />A Title opinion addressed to the City. All owners, mortgage holders or <br />others with property interest indicated therein shall sign the plat and all <br />other documents affected by such interest. <br />B The applicant must provide certified copies of all recorded easements <br />currently affecting the property . <br />Pace 5 of 4
