1 <br />227533v1 <br />(reserved for recording information) <br />DEVELOPMENT CONTRACT <br />(Developer Installed Improvements) <br />WILDHURST FOREST <br />Project No. LA 23-000024 <br />This DEVELOPMENT CONTRACT (“Contract”) dated , 2023, <br />is by and between the CITY OF ORONO, a Minnesota municipal corporation (“City”), and <br />MATTHEW JOHNSON AND SUSANNE JOHNSON, married to each other (“Developer”). <br />1.Request for Plat Approval. The Estate of Christopher D. Morgart, single at the time of <br />death (the “Estate”), has been the fee owner of that certain real property situated in the City of <br />Orono, County of Hennepin, State of Minnesota, located at 1015 Wildhurst Trail and legally <br />described as set forth in Exhibit A (the “Property”). The Personal Representative for the Estate, <br />has asked the City to approve the plat for Wildhurst Forest (the “Plat”). Following recording of <br />the Plat, the Property will be legally described as follows: <br />A.Lot 1, Block 1, Wildhurst Forest <br />B.Lot 2, Block 1, Wildhurst Forest <br />C.Outlot A, Wildhurst Forest <br />2.Ownership, Uses of the Property. Following recording of the Plat, the lots within the <br />Plat will be owned in fee simple title as follows: <br />A.Lot 1, Block 1, Wildhurst Forest: Developer <br />B.Lot 2, Block 1, Wildhurst Forest: Developer <br />C.Outlot A, Wildhurst Forest: Developer.DRAFT
