'i <br />The developer shall provide agreements and a letter of credit regarding installation of sidewalks, <br />roads, and driveway. <br />Easements <br />Utility and drainage easements currently exist along Shoreline Drive. Hennepin County has <br />requested 7 of right-of-way. Drainage, utility, and conservation and flowage easements are required <br />as proposed on the preliminary plat. Staff recommends that the City should grant the additional 7' <br />right-of-way to Hennepin County along Shoreline Drive so that Hennepin County has the same <br />easement as the telephone company. <br />Trash Removal/Storage <br />Refuse and recycling containers will be contained in the individual units. <br />Lighting <br />Lighting shall be hooded and directed downward away from residential windows. Prior to approval <br />of the PRD, the applicant should provide a lighting plan to be reviewed by the city's consultant. <br />Outdoor Equipment <br />Outdoor mechanical equipment shall be screened and located away from windows. <br />Snow Storage <br />The developer shall provide a snow removal plan in addition or as part of the homeowner's <br />association. <br />PLAT REQUIREMENTS <br />Every plat shall conform to existing zoning regulations and subdivision regulations at the time of <br />the final plat. The development as proposed will not require any zoning variances and meets the <br />density requirements for the LR-lC-1 district using the 50% density incrf’ase. The Planning <br />Commission may recommend that all public improvements be installed and dedicated prior to <br />signing the final plat. If the Planning Commission does not recommend that the improvements be <br />made before the final plat, a letter of credit shall be posted in the amount determined by the City <br />Engineer at 150% of the proposed improvements. Following preliminary plat approval, the <br />developer may apply for a land alteration permit from the City to commence construction at the <br /># 2308 Brook Park Realty <br />3560 Shoreline Drive <br />PRD and Prelim.
