r <br />I <br />STATEMENT OF HARDSHIP <br />The applicant's statement of hardship is attached (Attachment A). The applicant should be asked <br />fo^their testimony regarding the need to locate the addition outside of the allowable building <br />Criteria for Determining Undue Hardship <br />1.The property in question cannot be put to a reasonable use if used under conditions <br />allowed by the official controls. <br />The property could be put to a reasonable use in its current state. The applicant wishes to <br />move items for day to day living, such as a full bathroom and washer and dryer to the <br />proposed addition to facilitate one level living which would be difficult to accomplish <br />without the granting of the variance. <br />2.The plight of the landowner is due to circumstances unique to his property not created <br />by the landowner. <br />The existing residence does not meet the rear yard setback requirement. The residence <br />was constructed prior to current zoning district yard setback requirements. <br />3. The variance, if granted, will not alter the essential character of the locality. <br />The variance for rear setback will not change the character of the area. <br />4.Economic considerations alone shall not constitute an undue hardship if reasonable <br />use for the property exists under the terms of this chapter. <br />Economic factors are not a consideration with this application. <br />5.Undue hardship also includes, but is not limited to, inadequate access to direct sunlight <br />for solar energy systems. <br />Solar access is not a consideration. <br />6.
