Staff has sent the <br />proposal to Hennepin County tor review. <br />A sewer line easement has been granted on the lake side of the property for 10* on both <br />sides of the line. <br />4. A lot line rearrangement was approved in 1996 for reducing the lots at 2405 Dunwoody <br />Avenue and 3865 and 3877 Shoreline Drive into 2 lots which were more compliant with <br />current zoning requirements. However, the owner decided to sell the three lots as <br />originally platted. <br />STAFF RECOMMENDATION <br />Staff recommends approval of a 1,969.2 s.f. residence with an attached garage and <br />driveway on the .35 acre lot. <br />Staff recommends approval of the lot area variance of .15 acres to allow the .35 acre lot to <br />be considered buildable where .5 acre is required. <br />Staff recommends approval of a lot width variance of 38.5* to allow the lot width of 61.5' <br />at the 75* lakeshore setback and 34* at the OHW. <br />Staff recommends denial of the hardcover variance of 4.65% to allow 29.65% hardcover <br />where 25% is allowed as staff has demonstrated this requirement can be met. <br />Staff recommends that the applicant be required to submit a drainage plan prior to <br />issuance of a building permit. <br />Staff recommends approval of this application subject to compliance with hardcover <br />requirements. <br />K309 Paul Lanon <br />having an interest in J863 Shoreline Drive <br />Variances <br />10/20/97 <br />Page 5
