Also see the attached <br />application (Attachment A). <br />Criteria for Hgter mining Undue Hardship <br />1.The property in question cannot be put to a reasonable use if used under conditions <br />alb wed by the official controls. <br />The (>: would be considered unbuildable without granting a lot area and width variances. <br />^ ith minor alterations to the house and decks, the hardcover variance can be eliminated. <br />2. fhe plight of the landowner is due to circumstances unique to his property not created <br />by the landowner. <br />The substandard lot was platted prior to current zoning requirements which now make <br />the lot non-conforming as to zoning requirements. It is a lot of record.. <br />3.The variances, if granted, will not alter the essential character of the locality. <br />The variances for lot area, lot width and hardcover will improve the character of the <br />area which is currently undeveloped.. <br />4.Economic considerations alone shall not constitute an undue hardship if reasonable <br />use for the property exists under the terms of this chapter. <br />Ecciiomic factors are not a consideration with this application. <br />5.Undue hardship also includes, but is not limited to, inadequate access to direct sunlight <br />for solar energy systems. <br />Solar access is not a consideration. <br />6.
