zoning district. The hardware distributor, sign shop, and luto/boat service do not conform. A <br />third use, Com-Tek may conform if it functions as an office. Staff, how ever, is not familiar with <br />its operation for purposes of zoning classification. <br />The applicant has stated that his business operates in the same manner as a museum and antique <br />store. The applicant has indicated that much of his business is conducted over the telephone and <br />through the mail. The proposed location would provide the applicant more indoor storage space <br />and is designed as a showroom. <br />ISSUES <br />1.The proposed use is not allowed in the zoning district as either a permitted or conditional <br />use. <br />2.The existing furniture store was approved in 1986 at which time the Planning <br />Commission and City Council found that it would operate similar to a gallery. <br />3.The current uses in the B5 district in the vicinity of this property generally do not <br />conform to the list of permitted and conditional uses. <br />4.The size of the building, 6880 sq. ft. and amount of available parking, 9 spaces, limits <br />the reuse of the building. <br />STAFF RECOMMENDATION <br />If the Planning Commission finds that the use is substantially similar to the intent and purpose of <br />the B5 district, staff would recommend that a resolution be drafted for Council consideration that <br />addresses the use for classic car sales vs. new or used vehicles. The resolution may also include <br />standards for outdoor display of vehicles, parking, signage, and landscaping. <br />Should the Planning Commission find that the use is not substantially similar to an antique store <br />or museum, then the Commission should provide the applicant further direction *%garding the <br />possibility of a zoning amendment to the B5 district to revise the list of permitted or conditional <br />uses. <br />U 23 10 Classic Car Sales, Richard Bury <br />3850 Shoreline Drive <br />October 20. 1997 <br />page —4
