A. Lot lines platted per preliminary survey by Walter J. Gregory of Merila <br />and Associates dated September 5, 1997, subject to an expanded right-of- <br />way for Lyman Avenue at the southeast comer of Lot 2 as noted below. <br />B. Dedication of "drainage and utility easements" 10' along boundaries of the <br />property and S' along all internal lot lines. <br />C. Designation and dedication of drainage easements over detention areas and <br />City-protected wetlands. <br />D. Dedication of public right-of-way for Lyman Avenue subject to approval <br />by the City Engineer. <br />E. Naming of plat. <br />2. Legal documents required: <br />A. Title opinion addressed to the City. All owners, mortgage holders or <br />others with property interest indicated therein shall sign the plat and all <br />other documents affected by such interest. <br />B. The applicant must provide certified copies of all recorded easements <br />currently affecting the property. <br />C. Signed and executed Drainage Easements to be taken over any retention <br />areas and drainageways within plat (see sample enclosed). <br />D. Signed and executed Conservation and Flowage Easements to be taken over <br />the City-protected wetlands in Lots 1, 2 and 3. <br />E. Signed and executed Developer's Agreement and Letter of Credit for site <br />improvements and construction of ________. <br />F.
