(.29 acres) <br />Application: <br />The applicants have a purchase agreement to buy the subject property which is currently a vacant <br />lot. They intend to construct a new residence. Variances are needed for lot area, lot width and <br />hardcover in the 75 - 250 setback. Other issues with this application include relocation of a <br />water line that serves 2425 Dunwoody Avenue and dedication of a sanitary sewer easement across <br />the property. <br />Planning <br />Commission Recommendation: <br />The Planning Commission recommended on a 4-3 vote: <br />1. <br />2. <br />3. <br />To direct the applicant to reduce structural coverage to under 15%. <br />To request an easement of 10' on either side of the sanitary sewer line. <br />To relocate the water line upon building permit approval and before the <br />footing inspection. <br />4.To redesign the driveway to access Dunwoody Avenue via the existing curb cut I'^ed <br />by 2425 Dunwoody Avenue to include a 20' by 20’ turnaround area. <br />5.To approve a hardcover variance in the 75'-250' setback area based on a redesigned <br />driveway and structural coverage under 15%.i I
