Because the lot area and width do not meet 80% of the 1 acre/140' area and <br />width standard, a variance is necessary in order to allow reconstruction of the existing <br />residence. The pre-existing residence structure was located 6.8' from the north side lot line <br />where a 10' side setback is normally required. Applicant proposes to reconstruct the <br />replacement dwelling further south to meet the 10' side setback requirement. The setback on <br />1
