Discussion revolved around applicants’ other options, and it was noted that additions to <br />the rear of the house meeting or nearly meeting the required setbacks would involve greater <br />expense due to construction on fill. Planning Commission felt that insufficient hardship was <br />shown to support the degree of variance requested. Rather than a tabling for possible redesign <br />and resubmittal, applicants requested that Planning Commission make a formal recommendation <br />and send this along to Council. <br />Staff Recommendation <br />Staff concurs with the denial recommendation, noting that preservation of the 2 acre zone setback <br />standards in this neighborhood is critical given that the average lot size is less than 2 acres. The <br />neighboring affected property owner noted that one of the attractions of Orono and this <br />neighborhood is the large lots and wide separation between homes. The proposed addition would <br />tend to create a greater perception of density in the neighborhood. <br />COUNCIL ACTION REQUESTED: <br />Because this is a denial recommendation, staff has not prepared a denial resolution. Council is <br />requested to take one of the following optional courses of action: <br />1. <br />4. <br />Take formal action to deny the application, and direct staff to draft a denial resolution for <br />adoption at your August 25th meeting. <br />2.
