Planning and Zoning Administrator <br />Bruce Vang, Field Inspector <br />August 7,1997 <br />Subject: #2282 Tom Terry, 1125 North Arm Drive - Variance <br />On April 28,1997, the home of Valerie Petersen located at 1125 North Arm Drive was destroyed <br />by fire. In June her b’ '.Ider, Tom Terry, came to City Hall to explore the options for rebuilding <br />the house. Rebuilding on the existing foundation using some of the e.xisting structure would <br />have left the house too close to the property line. Also, the foundation and floor may have been <br />damaged more than was distinguishable. I suggested that the house really should be rebuilt to <br />meet ciOTent setback standards. At the time I failed to realize that since the property did not meet <br />the minimum lot size and lot width requirement, a variance would be required to rebuild. <br />On August 6, Mr. Terry returned with a survey and house plans to apply for a building permit. In <br />looking at the new suirey, the previous omission was discovered. Mr. Terry was told that indeed <br />lot area and width variances would be required, resulting in further delays than should have been <br />necessary. <br />Staff and the property owner request that the Council direct the Building Official to issue a <br />permit to rebuild the home prior to the variances being considered by Planning Commission and <br />Council. <br />Findings: <br />1. <br />2. <br />3. <br />4. <br />The lot is 85 feet vride where 140 feet is required, <br />The lot is 0.6 acres where 1.0 is required. <br />Lot coverage and hardcover standards will be met. <br />The new house vrill be 10 feet from the north property line, the original 1972 house <br />only 6 feet.
