Brooks <br />980 West Femdale Road <br />Wayzata, MN 55391 <br />COPIES TO:Gerald McCourtney <br />1055 West Femdale Rd. <br />Wayzata, MN 55391 <br />TYPE OF APPLICATION:Subdivision - Lot Line Rearrangement <br />DATE OF MEETING: 7/21/97 VOTE:6 FOR 0 AGAINST <br />Planning Commission recommends the following: <br />Approval subject to conditions noted below, <br />NOTES AND SPECIAL CONDITIONS: <br />Approval only of the proposed division of PINS #02-117-23 43 0024 per original lot line separating <br />Lots 11 and 12, North Shore Cottage Acres Lake Minnetonka, subject to: <br />1. "Part of Lot 11" portion to be legally combined with McCourtney property. <br />2. McCourtney to remove existing residence on said "Part of Lot 11". <br />3. Lot 12 (Parcel F on submitted survey) to be combined with Parcels A, E and H, <br />4. If Hennepin County will not allow this combination across a roadway, Brooks must <br />complete a "special lot combination" for filing in the title of Parcels A-E-H-F. <br />5. Brooks is advised that replacement of existing garage on Parcel H will require <br />variances, and that the existing garage is non-conforming. <br />6. All parties are advised that this approval does not include an approval of (nor <br />commitment, nor intent to approve) any actions in regard to Parcels B, C or D as <br />shown on the survey, each of which does not appear on current County plat maps as <br />a separate tax parcel, and each of which may require City action or approvals as yet <br />undetermined. <br />Applicant's next scheduled meeting is confirmed as: <br />City Council Monday, August 11, 1997, meeting starts at 7:00 p.m. <br />If you desire certified copies of the official Planning Commission minutes, they are available from <br />the City Recorder after review and approval by the Planning Commission. <br />In the event of Council approval, applicants must provide a title opinion for all parcels to be <br />combined, confirming ownership and encumbrances, prior to the City Attorney recording approval <br />documents with the Hennepin County Tax Office.
