12. <br />The variance for height is necessary to construct an accessory structure that exceeds the <br />height of the principal structure. <br />The granting of the proposed variance wiU not iii any way impair health, safety, comfort, <br />morals, or in any other respect be contrary to the intent of thv ..onuig Code. <br />The variance will not impair health, safety, comfort or morals. <br />The granting of such variance will not merely serve as a convenience to the appUcant, but <br />is necessary to alleviate demonstrable hardship or difficulty. <br />The granting of the variance wili allow the applicant to build an accessory structure on the <br />lot tlmt is greater in height than the principal structure. The proposed use of the accessory <br />structure is a separate issue. <br />4. <br />The zoning lot does not meet the lot area or lot wi«>i requirements for the LR-IB zorang <br />district. The principal residence is 1T6 ” in height. The proposed accessory structure is <br />larger in area than the principal structure. <br />Topography is not an issue with the placement of the accessory structure. <br />The proposed accessory structure meets side and rear yard requirements.
