WALDOCH, 4215 NORTH SHORE DRIVE - <br />VARIANCE - RESOLUTION NO. 3907 <br />The ^plicant was present. <br />Van Zomercn reported that the applicant seek** lot area and lot width variances to remove <br />the existing residence to construct a new residence. The lot is 90' wide requiring a 50' <br />variance. The property is .664 acres in the 1 acre zoning district. The Planning <br />Commission reviewed the application and recommended approval. <br />Van Zomeren reviewed the survey not'mg the existing house sits near the north property <br />line and the garage is located in the road right-of-way. More property is required for <br />conformity. <br />The applicant had no further comments. <br />Goetten clarified that the lot size is 28,905 s.f She requested a breakdown be shown of <br />any hardcover and structure in the 0-75' setback. She questioned a shed located in the 0- <br />75' setback. Van Zomeren was asked if the Planning Commission recommended removal <br />of the shed. Van Zomeren said they did not. She reported that the property met the <br />structural coverage allowance, and the Planning Commission did not discuss the <br />hardcover in the 0-75' setback. <br />Goetten recommended removal of the shed fi'om the 0-75' setback. The shed can be <br />placed elsewhere on the property. Goetten explained to the applicant the reason for <br />removal of hardcover m the 0-75 ’ setback not'mg stairways are allowed. 1 Celley and Flint <br />agreed.
