11 . The granting of the proposed variance will not in any way impair health, safety, <br />comfort, morals, or in any other respect be contrary to the intent of the Zoning Code. <br />Staff does not anticipate that the variance would have a negative impact on <br />comfort, safety, or morals. The floor elevation of the new residence needs to meet <br />the flood protection elevations. <br />12. The granting of such variance will not merely serve as a convenience to the applicant, <br />but is necessary to alleviate demonstrable hardship or difficulty. <br />Staff has not been inside the structure and cannot attest to the convenience to the <br />applicant to construct a new residence vs. living in the existing residence. The applicant <br />will need to provide testimony to make findings of fact regarding the necessity of the <br />variance. <br />Issues <br />1. The lot does not meet the lot area, lot width, side yard, hardcover or lakeshore <br />setback requirements. <br />2. The lagoon subjects nearly the entire site to 0'-75' setback. <br />3. The proposed residence follows the foundation of the existing residence. <br />4. The hardcover amount required is influenced significantly by the need for a long <br />driveway and a turnaround. <br />5.
