A. DEMOLITION. Applicant shall obtain the approporiate demolition permits <br />from the City prior to demolition of existing buildings. Demolition debris shall be disposed <br />of off-site in a legal manner. <br />B. BUILDING CONSTRUCTION PLANS. Applicant shall submit building <br />construction plans and obtain building permits prior to construction. Applicant shall submit <br />a Certificate of Sur\ ey for the entire property before permits will be issued. Any substantial <br />deviation from the preliminary plans attached as Exhibits B-14 through B-16 shall result <br />in the need for further review by the City Council. 'Substantial deviation' for purposes of this <br />condition shall include, but is not limited to: <br />i. An increase in floor area of more than 10% of either the clubhouse, <br />maintenance facility or concession stand. <br />ii. Relocation of any building. <br />iii. Changes which alter the nature of potential uses of the site, such as <br />increasing the size of the dining room. <br />C. LIGHTING. A lighting plan shall be submitted for staff approval prior to <br />issuance of building permit. Such plan shall demonstrate lighting compatibility with the <br />residential nature of the area, compliance with City codes and shielding so that the sources <br />of light are not visible from offsite. <br />D. OPEN SPACE PRESERVATION <br />i. TREE REPLACEMENT & REVEGETATION PLAN. Applicant <br />shall adhere to the tree replacement and site revegetation plan attached <br />hereto as Exhibit E. <br />VIEW PRESERVATION. Site grading shall avoid the use of berms <br />which block vista-type views of the site from adjacent roadways. <br />FENCING. Fencing of the site shall be of a low opaqueness, such as <br />split rail or similar rural-character fencing, and sliall be used only <br />where needed to indicate a demarcation between the trail and the golf <br />course; e.xcept that security fencing shall be allowed for the <br />maintenance facility if applicant deems necessary, but only if said <br />fencing is screened from off-site view. <br />II. <br />111. <br />ON-SITE SEWAGE TREATMENT.
