it over said Outlet in favor of all abutting lots including a declaration of covenants, conditions, restrictions and private roadway easement wherein any lot shall be sold, transferred and conveyed together with an undivided one-fourth interest in Outlet A whereby benefitting lot owners covenant and agree to permanently maintain and pay cost of maintenance for said private road. 5. The subdivider has granted to the City Flowage and Conservation Easements over the designated Orono wetlands within Lots 1 and 2, and shown such easements on the plat drawings as 'Drainage Easements’. 6. The subdivider has dedicated to the City drainage easements over all detention areas, wetlands, and drainageways within the plat providing for limitations on the use of these areas and shown on the plat as drainage easements. 7. The subdivider has created protective covenants for all lots containing protected wetlands not included within conservation maps of the City of Orono. Covenants and site plans have been been drafted to identify these areas and the location of these areas within each lot. 8. The subdivider has executed a Subdivider ’s Agreement providing for the installation of improvements required as a condition of subdivision approval. The subdivider has posted security to ensure that these required improvements are completed to the City ’s satisfaction, subject to approval of the City Engineer. 8. Payment to the City of a park dedication fee in the amount of $25,670.00. 9. Payment to the City for the final plat review fee and fee for legal review and filing of the plat, easements and covenants in the amount of $400.00. NOW, THEREFORE, BE IT RESOLVED, that the City Council of the City or Orono hereby approves the plat of Hunter Pass, Hennepin County, Minnesota, subject to the following conditions: 1.
