it <br />over said Outlet in favor of all abutting lots including a declaration of covenants, <br />conditions, restrictions and private roadway easement wherein any lot shall be <br />sold, transferred and conveyed together with an undivided one-fourth interest in <br />Outlet A whereby benefitting lot owners covenant and agree to permanently <br />maintain and pay cost of maintenance for said private road. <br />5. The subdivider has granted to the City Flowage and Conservation Easements over <br />the designated Orono wetlands within Lots 1 and 2, and shown such easements on <br />the plat drawings as 'Drainage Easements’. <br />6. The subdivider has dedicated to the City drainage easements over all detention <br />areas, wetlands, and drainageways within the plat providing for limitations on the <br />use of these areas and shown on the plat as drainage easements. <br />7. The subdivider has created protective covenants for all lots containing protected <br />wetlands not included within conservation maps of the City of Orono. Covenants <br />and site plans have been been drafted to identify these areas and the location of <br />these areas within each lot. <br />8. The subdivider has executed a Subdivider ’s Agreement providing for the <br />installation of improvements required as a condition of subdivision approval. The <br />subdivider has posted security to ensure that these required improvements are <br />completed to the City ’s satisfaction, subject to approval of the City Engineer. <br />8. Payment to the City of a park dedication fee in the amount of $25,670.00. <br />9. Payment to the City for the final plat review fee and fee for legal review and filing <br />of the plat, easements and covenants in the amount of $400.00. <br />NOW, THEREFORE, BE IT RESOLVED, that the City Council of the City or Orono <br />hereby approves the plat of Hunter Pass, Hennepin County, Minnesota, subject to the following <br />conditions: <br />1.
