r <br />TO:Liz Van Zomeren, City Planner/Zoning Administrator <br />FROM: Stephen Weckman, On-Site Systems Manager <br />DATE:March 18,1997 <br />SUBJECT: Septic Review for Application #1457, Crystal Creek - Subdivision <br />The proposed twelve lot subdivision requires the use of on-site sewage treatment systems. Site <br />evaluation/design has been completed for primary and alternate drainfield sites on each lot. All <br />proposed septic systems meet City and State standards. <br />Two stormwater drainage ponds have been proposed for the subdivision. Pond #2 on the north end <br />of the property has a 100 yea; Hood elevation 30' from a drainfield site. This pond is located an <br />adequate distance from the drainfield site and no additional drainage will flow by the drainfield site. <br />Pond # 1 on the south end of the propert>’ has a 100 year flood elevation 40 ’ from two drainfield sites. <br />On this site drainage from the development will run 20' from a drainfield site, make a sixty degree <br />turn, then run between two drainfield sites. Extra care must be taken when constructing this <br />drainageway to prevent it from meandering or filling with sediment. <br />Based on the above information, staff recommends approval of the application on the condition that <br />a drainage plan is submitted which addresses the aforementioned concerns. The city requires the <br />drainfield sites to be fenced off prior to any grading or land alteration.
