6.The existing residence exceeds the hardcover requirements. The proposed addition <br />increases both hardcover and structural coverage. <br />7.Staff is concerned that a future owner may want to add a second story over the proposed <br />storage addition which would increase the visual impact on lakeshore views for adjacent <br />properties north of the subject property. <br />Stan* Recommendation <br />The applicant can reduce the need for structural coverage, hardcover, and rear yard variances by <br />reducing the size of the addition and eliminating the shed in the comer of the property. The <br />applicant needs to combine the tax parcels into one parcel to receive credit for the total lot area. Any <br />future improvements to the screen porch need to have a building permit and a rear yard setback <br />variance.
