5.The design as proposed with 3' overhangs encroaches into the required 10' side yard setback. <br />A side yard variance of 1.5' is required. <br />6.The proposal is adding 44' of new structure along the property line for a total length of 74.5' <br />of structure 10' from the property line. The applicant has added windows to provide visual <br />interest from the side yard elevation. <br />7.The applicant has redesigned the lakeside additions to eliminate the need for an average <br />lakeshore setback variance. <br />8.If the applicant's lot size met the minimum lot area requirement of 1/2 acre (21,780 sq. ft.), <br />the allowed structural coverage of 15% would allow 3,267 sq. ft. of structure on the lot. The <br />applicant's lot is 62.9% of the minimum lot size (13,720 sq. ft. vs. 21,780 sq. ft.) and the <br />proposed structural coverage is 2,837 sq. ft.
