Planning& Zoning Administrator <br />Agenda Section: <br />Zoning <br />Item Description: #2224 City of Orono, 2080-2160-2190 Wayzata Blvd. - Rezoning - Ordinance <br />Adoption <br />Application: City-initiated ’housekeeping ’ rezoning of 55’ strip within/near Sugar Woods plat from <br />RR-IB Single Family Rural Residential District to B-1 Retail Sales Business District <br />or R-1A Single Family Residential District. <br />Properties Involved: - Outlots A, D, E, F of Sugar Woods <br />- Bin Wear property containing the ’Orono Shopping Center’ <br />List of Exhibits: <br />A - Rezoning Ordinance <br />B - Draft Planning Commission Minutes 3-17-97 <br />C - Memo & Exhibits of 3-10-97 <br />Background <br />Prior to the platting of Sugar Woods in 1988, the 2-acre RR-IB District extended northward from <br />an east -west line located 1170’ south of the north line of Section 34. The property on the south side <br />of the 1170’ line was zoned B-1 (Exhibits D & E of 3-10-97 memo). <br />When Sugar Woods was platted, the residential part of Sugar Woods in the RR-IB zone, was <br />rezoned to R-1 A, 1-acre residential. The south boundary of the Sugar Woods residential area was <br />about 1115' south of the north line of Section 34. Consequently, the rezoning to R-1 A only extended <br />down to the 1115’ line. <br />This inadvertently left a 55’ strip still zoned RR-IB, between the R-1 A and the B-1. The City’s <br />intent since this was discovered some years ago, has been to rezone this strip to B-1, matching the <br />zoning district boundaries to the current property boundaries. The current Sugar Woods Outlot E re <br />plat proposal is the motivation for doing this rezoning now. <br />Impact of Rezoning <br />The proposed rezoning will result in the following benefits: <br />- Zoning boundaries will follow lot lines rather than bisecting individual properties
