The relocated garage <br />would be 30' from the street, however the properly line is 10' from the street setback across part of <br />the east half of the front loi line. Because of the unusual shape of the front property line relative to <br />the street, the relocation of the garage requires a 10' front yard setback. <br />2. Section 10.03, General Provisions. Subd. 9, Accessory Buildings, D. Location <br />No detached garages or other accessory buildings shall be located nearer the front or street <br />lot line than the principal building on that lot e.xcept on lots which have frontage on a lake <br />and rear yard adjacent to a street.... <br />The proposed relocation of the garage places the garage closer to the street and front property line <br />than the principal structure. The relocated garage encroaches approximately 3' into the required <br />front yard based on the location of the principal structure. <br />3. Section 10.03, General Provisions. Subd. 12, Crowding Principal Buildings. <br />No accessory building or structure, unless an integral part of the prineipal building, shall be erected, <br />altered, or moved within ten feet of the principal building, nor within ten feet of another accessory <br />building. <br />The sketch plan for the relocation of the garage indicates tliat the principal structure and the garage <br />would be separated by 10 ’. The applicant needs to verify on the building plans that the garage will <br />be located at least 1 O' from the house. <br />4. Driveways <br />It is a City policy that each residence have no more than one driveway unless traffic and safety <br />conditions warrant a second curb cut for ingress and egress. The applicant has asked for approval <br />to have a second curb cut to allow for improved visibility due to the limited sight lines along the <br />curve on Casco Point Road.
