■ / <br />A RESOLUTION GRANTING PRELIMINARY <br />APPROVAL FOR A <br />PLAT AT 1185 HUNTER DRIVE <br />- FILE NO. 2218 <br />WHEREAS, Jyland Development, Inc., a Minnesota corporation, (hereinafter the <br />"developer") on February 21,1997 filed a formal subdivision application with the City for approval <br />of a four lot residential plat of property legally described as: <br />Lot 1, Block 1, Ten Oaks, Heiuiepin County, Minnesota (hereinafter "the <br />property"); and <br />WHEREAS, after due published and mailed notice in accordance with Mirmesota <br />Statutes 462.358 et. seq. and the City of Orono's Zoning and Planning Codes, the Orono <br />Planning Commission held a public hearing on March 17, 1997 at which time all persons <br />desiring to be heard concerning this application were given the opportunity to speak thereon; <br />and <br />WHEREAS, at their regular meeting held on March 24, 1997, the Orono City <br />Council considered the subdivision of Jyland Development, Inc. noting the following findings <br />of fact: <br />1.The property is located within the RR-IB Single Family Rural Residential <br />Zoning District requiring a minimum of two acres of contiguous dry buildable <br />land within each newly created lot. <br />2.The property contains a total of 21.57 acres, where 18.47 acres is dry buildable <br />and 3.1 acres is wetland. <br />3. The proposed plat consists of four residential lots each meeting or exceeding the <br />2.0 acre minimum lot area requirement. <br />4. Lots 1, 2, 3 and 4 are proposed to front on and access a private road to be <br />constructed within Outlot A. <br />Page 1 of 5
