minutes of the orono planning commission <br />meeting HELD ON NOVEMBER 18, 1996 <br />(#12 - #2190 James G. Fullerton - Continued) <br />Mabusth reported that the property for sketch plan review includes Lot I, the original <br />uUerton estate Lot 2, the homestead of James Fullerton UI, which will iliclude a lot line <br />rea.rangement. Lot 3. a developed lot once part of the estate, and Lot 4 wS was <br />divided off but seived by Fox Street on the east side. The current proposal is for a five lot <br />subdivision. It was noted that there will not be a back lot serving another property All of <br />e lots meets the area and width requirements. There is a caretaker house^wWch w‘ll be <br />aintainedL Application wiM be made for a condition use permit and wiU meet the area <br />standards but is ocated about 45' from the lake shore. The accessory structure will be <br />th^t^he standards. Mabusth stated <br />louldir/owed <br />Winston informed the Commission that Tract E has an easement to use Fox Street but <br />does not currently use it. He also noted that the tract is not less than 2-1/2 acre lots as <br />required by restnctive covenants. Mabusth asked if the covenant restricts the number of <br />a^M i- is only 10 the size. Mabusth said this would allow anadditional uml to be served by Tract F for a total of possibly seven. <br />Mabusth i^ormed the Commission that the entrance to the area is 25' width and <br />surrounded by retaining walls. She noted that it would be difficult to upgrade the <br />remain a <br />Winston said it was his desire to retain the gate and amenities along the entry Lindquist <br />agreed that it was a beautifiil entrance. Only three lots would use the full extent <br />of the dnveway to include the Fullerton homestead. Tract E and Lot I almost <br />immediately exist ofF of the priv'ate driv'eway. <br />Lindquist indicated that the private road would be maintained by the property owners.
