NflNUTES OF THE ORONO PLANNING COMMISSION <br />MEETING HELD ON NOVEMBER 18, 1996 <br />(#10 - #2195 Germar it;iustries - Continued) <br />McConnell informed the vCcmmission that they have never /Vceived any complaints <br />regarding the use of "Satellites" for sanitary facilities. She indicated that the office will be <br />served by sanitary sewer but only for use by the employees. Customers will not be <br />allowed past a certain point in the office building, and it will be closed on Sundays. <br />McConnell said to accommodate sanitary facilities for all customers, it would have <br />required a larger building built toward the lake side. <br />McConnell noted that the property has historically been used as a marina, for storage, and <br />for retail and views the proposal as an improvement to the property. <br />Lindquist opened the meeting to public comment. <br />Doug Schmitt, 1475 Shoreline Drive, reported that he lives next door but across the <br />channel from the property. He inquired if there was a difficulty in connecting to sewer. <br />Gaffron said the property is served by sewer now noting a nearby injector station. Gaffion <br />said connecting to sewer is not an issue noting that the sew er assessment has been paid. <br />Lou Oberhauser indicated he was representing a neighboring property owner. He asked <br />what would prevent the applicant from entering the rental business in relation to the slips <br />available. Gaffron reported that there are specific uses allowed by conditional use permit <br />that require parking stalls. He cited examples of boat clubs, launching facilities, transient <br />launching, charter boat port of call and caretaker houses. Permitted uses under the code <br />include slip rental, marine sales, repair, storage, and marine fuel sales. Gaffron noted that <br />without a review, the rental situation could happen. McConnell indicated that it was not <br />the applicant's intent of renting any boats and noted that such a condition could be <br />stipulated. Oberhauser said he was concerned with an increase in the commercialization of <br />the area and intensification in use not in keeping with the residential area. <br />It was clarified for Smith that Genmar owms the property and would lease the facilities to <br />King’s Cove for use as a marina and office space. <br />Hawn asked for clarification on extended parking granted in the 1980's. Gaffron said the <br />variance was granted with the understandmg that the number of spaces did not include <br />retail, and no retail was proposed at that time. <br />McMillan asked for comment on what minor repairs would be required to the existing <br />building. She said the building looks as if it would require major repair. McConnell said <br />the building was in good structural condition and felt the building could be usable with <br />only minor repair. <br />I <br />i
