• The construction of the office has been changed from the original modular design to <br />a wood frame building. <br />• A portable head cleanout system will be integrated into the marina services. <br />• An enclosure will be constructed around the porta-potties located west of County <br />Road 15. <br />The variances are described in the next section. <br />Variances Required. <br />1. Setback (10.41 Subd 12(B) and 13(A)) <br />Lake: The current building is located 20 feet from the lake. The proposed <br />building would be 47 feet from the lake, a 27-foot improvement. This would still require <br />a 28-foot variance from the 75-foot setback requirement. <br />Frontvard : The current building is located 12 feet from the Highway 15 <br />right-of-way. The proposed building would be 17 feet from the County Road 15 right-of- <br />way, a 5-foot improvement. This would still require a 13-foot variance from the 30-foot <br />setback requirement for front yard. <br />2. Hardcover (Section 10.41, Subd. 13(D)/1 0.56, Subd. 16(L)) <br />The attached hardcover calculations (existing and proposed options), which replace the <br />previously submitted calculations listed as Exhibit F, reflect the portion of the Genmar <br />property located east of County Road 15. Due to this property’s uniqueness (shallow <br />ots with County Road 15 bisecting the property), the green space retained on the west <br />side (Tanager Lake) should be considered in any discussions pertaining to hardcover <br />on the east side of the property. The portion of property on the west side (Tanager Lake <br />17,360 square feet of green space <br />this entire property is green space. <br />Genmar currently has a variance for hardcover in both the 0 -75 foot and 75-250 foot <br />zones. The reduction in the size of the building would reduce the amount of hardcover <br />by a total of 1,301 square feet. However, the addition of parking stalls to alleviate the <br />need for a parking variance would increase hardcover. <br />Parking <br />The total number of parking spaces required under the ordinance based on the <br />proposed project is 71 spaces; 61 spaces for the marina (6 spaces per 10 rented slips) <br />and 11 spaces for the building (eight for the business and three for employee parking - <br />3 employees). <br />The current site configuration (an updated existing conditions plan is provided to <br />replace Exhibit H) provides 68 parking spaces so a variance for 3 spaces would be <br />required if it is determined that the parking required for the retail operation will <br />adequately serve the 12 in-water boat display slips.
