EXHIBIT D& E <br />Exhibit 1 to Variance Appiication-Genmar Industries, Inc. <br />Genmar proposes to remove the existing building at the property known as the <br />Minnetonka Boatworks, 1449 Shoreline Drive, Oronc, Minnesota and replace it with a <br />smaller building. Genmar also proposes to increase the number of parking stalls, <br />provide sanitary facilities to the boating slip renters (restrooms and a pumpout system), <br />construct an enclosure around the portable sanitary facilities on the Tanager Lake side, <br />and increase the size of the present stormwater runoff basin to meet NURP standards. <br />Existing Conditions. <br />The current building occupies a building footprint of approximately 30 feet by 80 feet. It <br />is a two-story building and is approximately 4000 square feet in size. The lakeward <br />portion of the building is located approximately 20 feet from Lake Minnetonka, the <br />portion of the building fronting on Highway 15 is located approximately 12 feet from the <br />property line and the side of the building is located approximately 15 feet from the <br />property line. The current building is authorized for storage and light boat maintenance. <br />Genmar currently has 68 authorized parking spaces to accompany 111 rented marina <br />slips and the building. <br />Proposal <br />1. Building Dimensions and Setback. The proposed building is greatly <br />reduced in size from the existing building. It will occupy a footprint approximately 24 <br />feet by 48 feet with a roofed canopy at the entrance approximately 5 feet by 24 feet. <br />The building will be one story and approximately 1,152 square feet. Because of the <br />reduced size of the building, we will be able to improve the setback from the lake by 27 <br />feet and from Highway 15 by 5 feet. We propose to place the new building on the <br />current side setback. We have attached a copy of an artist ’s rendering of the exterior of <br />the building which should replace the previously submitted sketch identified as Exijibit K <br />in the city’s November 15, 1996 memorandum. The building will be served by the <br />existing well on the property and existing city sewer connection. <br />The existing building will be demolished prior to placement of the new building. The <br />present building is equipped with a basement which is located under the western 1/3 of <br />the building. The basement will be filled and existing utility connections appropriately <br />routed to service the new building. <br />The building will be a wood-framed structure designed and built by Lester Building <br />Systems. The building will be built slab-on-grade, wood framed with sheetrocked walls, <br />and equipped with a cedar lap siding exterior. <br />The building layout along with side and end-elevaticn views, and an isometric view are <br />provided and should replace the previously submitted Exhibit J. <br />2. Building and Site Use. The proposed building will be used for boat sales. It <br />will have two offices, a storage room, reception area and a restroom. We have <br />attached a preliminary fioorplan for the building. The maximum number of employees <br />at the site at any time will be three; two salespersons and a receptionist.
