Zoning File #2195 <br />January 16, 1997 <br />Page 2 <br />marina. During that review. Planning Commission raised a number of concerns which resulted in <br />tabling of the application. Those concerns include: <br />The visual appearance of the proposed building. <br />The proposed storage of boats displayed for sale within the lakcshore yard adjacent <br />to the proposed building and in an area proposed as non-hardcover. <br />The lack of adequate parking to meet the letter of the code. <br />The lack of public restroom facilities for use by slip customers. <br />The lack of a boat head pumpout facility. <br />The fact that this property has never connected to the available municipal sewer. <br />The need to upgrade stonn water facilities as part of this overall proposal. <br />The general intensification of use of the site. <br />Revised Proposal <br />Applicants have submitted a revised proposal including the following: <br />- Increasing the proposed building length from 46' to 48 ’, resulting in a proposed <br />lakeshore setback of 47* (existing building is 20' from the shoreline, 75' required). <br />Proposed 15* side setback meets 10' minimum. <br />Proposed street setback of 17' where existing building is 12’ and required is 30'. <br />Revised facades and roof lines to create a more residential looking building. <br />“ Provision of men's and women's restrooms for use by slip customers, within the east <br />end of the building. <br />- Proposed enclosure for continued use of satellite portable toilets on the Tanager <br />Lake side of the property. <br />Provisions for sanitaiy head pumpout system and sewer connection. <br />Proposed parking lot expansion of 3 stalls, with an alternate plan for 10 additional <br />stalls. <br />Detailed grading plans for stormwater ponding for both stall and 10 stall <br />alternatives. <br />Revised hardcover calculations. <br />In addition, applicants have provided a detailed analysis of their proposed use of the site and their <br />expectations for hov it will operate. Applicants have provided their position regarding parking <br />needs for the 12 slips proposed to be used for boat display purposes. Applicants have also provided <br />information regarding the hardcover trade-offs involved with both the 3 stall and 10 stall parking <br />expansions as well as impacts on trees. Planning Commission is requested to review applicants' <br />commentary as well as their application summaiy' table.
