A f\ A <br />RESOLUTION ADOPTING A <br />GENERAL CONCEPT PLAN <br />FOR DEVELOPMENT ALONG fflGmVAY 12 <br />' • <br />^^'HEREAS; the update of the City’s Land Use Plan is an important element of the <br />Comprehensive Plan update process; and <br />WHEREAS, the construction of new Highway 12 will have a significant impact on <br />land use along both new and old Highway 12; and <br />WHEREAS, developers are currently pursuing sites for retail development <br />throughout the Highway 12 area; and <br />WHEREAS, it is important that the Council has a clear vision for land use along <br />Highway 12 to guide its review of proposals for development along Highway 12; and <br />WHEREAS, the Highway 12 area has, in recent years, been the subject of extensive <br />study by the City; and <br />WHEREAS, at its February 12 work session, the Council reviewed several pneral <br />concept plans for development along Highway 12 as a way to clarify its vision for how the High\va> <br />12 area should develop; and <br />WHEREAS, the consensus of the Council at the work session was that communiw <br />scale retail development focused in a more compact area in or near downtown Long Lake (closer to <br />Brown Road than to Willow Drive, at least in the short-term) most closely reflects the Council s <br />vision for the Highway 12 area; and <br />WHEREAS, this concept plan has the follo\ving benefits: <br />1.
