minutes of the orono planning commission <br />MEETING HELD ON MAY 19, 1997 <br />(#11 - #2235 Martin Schneider - Continued) <br />Smith asked if there would be any effect on the neighborhood. Scl^ider ^d the use <br />would not be increased and amount of parking stalls is excellent. He sai c no <br />received Eny neighborhood complaints. <br />Smith asked if the second story was not used, if the code would stiU apply regarding afce <br />suppression system. Van Zomeren said it would. <br />Van Zomeren reported that if the application was approved, the comprehensive plan <br />would need to be amended to reflect the change in use. <br />Stoddard moved. Smith seconded, to approve the amending and cominuation of the <br />conditional use permit to provide for class instrucUon for the L^e Mmneto^ <br />Environmental School as outlined in application, subject to Staff r^mmendations and <br />review of appropriate use classification and required buUding and State rules and <br />regulations for appropriate use. The Staff recommendatioi^ subject ^ <br />fouLing standards: The buUding shall have a cen.ficate of occupancy “ ^ <br />relocates into the building. A future change in tenancy shall require an amendment to the <br />conditional use permit. Vote: Ayes 7, Nays 0. <br />(The meeting was recessed for ten minutes.) <br />(#12) #2236 WILLUM H. BOCKMANN, 1090 LOMA LINDA AVENUE - <br />VARIANCE - PUBLIC HEARING - 9:43-9:50 P.M. <br />The Affidavit of Publication and Certificate of Mailing were noted. <br />The Applicant was present. <br />Van Zomeren reported that the appUcant is seeking variances to street setback, side yard, <br />and hardcover for removal of a one-car garage and replacement by a two-car g^e. A <br />lot area variance of 78.5% is required. Hardcover in the 75-250’ setback would mcrcase <br />from 37.2% to 38.98%. The street setback would remain the same. Van ZomCTcn <br />indicated that the lot area, width, and weU location, which limits the locauon of <br />garage, are the hardships. Other homes in the area also have two-^ gardes, btan <br />recommends approval. Acknowledgment fonn has been received from adjacent neighbo <br />at 1082 Loma Linda Avenue supporting the proposal. <br />The appUcant provided a letter from his neighbor indicating support for the garage to be <br />located T from the north property fine. <br />There were no public comments.
