Shore Drive <br />After-the-Fact Variances—Public Hearing <br />H <br />Zoning District: LR-IC One Family Lakeshore Residential District (1/2 acre) <br />Lot Area: <br />Application: <br />7,940 sq. ft. (.18 acres) <br />[Staff calculated lot area based on a 49' x 140’ area north of North <br />Shore Drive, and a 24’ x 45’ area next to the lake] If these numbers <br />are in dispute, then the applicant should provide an updated survey. <br />The applicants property was damaged by early summer storms. They <br />were allowed to build back their home in the same location, height, and <br />bulk as the previous structure. A porch was added to the south side of <br />the house that was not part of the original structure. <br />In order for the porch to remain the following after-the-fact variances are <br />required: <br />1. A side yard variance to allow the porch to be located 3.2' from <br />the east property line where 10’ is required. <br />2. A structural lot coverage variance to allow an additional <br />6 ’ X 26.5’ (159 sq. ft.) to be added as structural coverage. The <br />approved structural coverage in 1979 was 24.24%, currently <br />with the porch there is 26.25% structural lot coverage. <br />3. A hardcover variance to change an approved 4’ x 26.5’ deck as <br />shown in a 1979 plan to a 6' x 26.5’ covered porch. The amount <br />of hardcover added is 53 sq. ft. Hardcover in the 75’-250’ setback <br />would increase from 36.16% to 37.43% where 25% is allowed.
