(.237 acres) <br />Application:The applicant is proposing to build a new house and garage in the same <br />location as an existing house and garage. The building official and inspector <br />agree that the existing residence is not structurally suitable for repair and <br />remodeling. Therefore, this application is being reviewed as a complete <br />"tear down" and should meet all required code provisions. The proposed <br />house would be connected to the garage area. This is an application to tear <br />down an existing residence and build back in the same location as the old <br />foundation with a new addition between the garage and the house. <br />The application was continued from the August agenda. The applicant was <br />advised by the Planning Conunission to limit structural coverage to <br />1,500 sq. ft. and minimize the need for setback variances. The <br />proposed plan does not comply with this directive. The proposal requires <br />the following variances: <br />1. <br />3. <br />A lakeshore setback variance to be located 40' from the lakeshore <br />where 75' is the minimum setback. <br />An average lakeshore setback to locate closer to the lakeshore than <br />the adjacent residences.
