Parcel A, the new building site, is proposed at 28.3 acres in total area of which 21.1 acres <br />is dry buildable. As detailed in the September 11th memo, the large size of the two <br />lots results in this being a Class I subdivision which does not require a plat and which is exempt <br />from park dedication. <br />Applicant initially proposed a slightly different location for the division line, but pursuant to <br />Planning Commission and staff recommendations, has slightly relocated it to maintain at least 5.0 <br />dry acres in the portion of each parcel located north of Bayside Road.
