Kluth <br />2801 Fox Street <br />Conditional Use Permit—Variance—Public Hearing <br />Zoning District: LR-1A <br />Lot Area:118,268 <br />One Family Lakeshore Residential District (2 Acre) <br />square feet (2.71 acres)_____________________ <br />Application: <br />Background: <br />The applicants are requesting a conditional use permit for a guest house that <br />will be used as a "game building". The structure will be located on the same <br />lot as their residence. A conditional use permit is necessary for plumbing to <br />serve the building. The applicants have stated they only intend to have one <br />toilet and one sink installed. <br />A lot size variance is required for the guest house. The Code requires lots <br />with guest houses must meet density requirements. Lots in the LR-IA (2 <br />acre) zoning district must be a minimum of 4 acres to support a guest house. <br />The applicant's lot is 2.71 acres. <br />A building permit was issued to the applicant on June 10,1998 to construct <br />the building as an accessory structure. This is a permitted use. The need for <br />plumbing in the building requires a conditional use permit, as well as the <br />variance from minimum lot size. <br />In 1991 the City Council granted a variance from front yard setback to build <br />a detached garage in front of the existing residence.
