RR-IB Zoning Standards for Back Lots <br />Lot Area Lot Width Front Yard Side Yard Side Yard <br />Adjacent to <br />Street <br />Rear Yard <br />3 acres 200 feet 75 feet 45 feet 75 feet 75 feet <br />The proposed lot line rearrangement would expand the allowed building pad area for the backlot to <br />meet the front yard and side yard requirements. <br />Septic Sites <br />The proposed lot line rearrangement does not effect the primary or alternate sites for either lots. <br />Drainage <br />The proposed lot line rearrangement includes drainage and utility easements along the new proposed <br />division line. <br />Issues <br />The front lot, 900 Willow Avenue North, has a bam that is approximately 20' x 30'. The Zoning <br />Code requires that private bams and stables be at least 75' from any lot line. The proposed lot line <br />rearrangement places the bam 10' from the new front lot line for the backlot. If the bam is to be used <br />for animals, the new lot line needs to be 75' from the bam. If the bam is not used for animals, then <br />it can remain 10' from the property line if it considered to be a garage. The applicant will need to <br />address this issue. The bam can either be removed or classified as a garage with restrictions placed <br />on it that it will not be used for animal habitation. <br />STAFF RECOMMENDATION <br />To ask the applicant to provide an explanation as to how the bam is currently used and how it will <br />be used in the future. It can either be removed or restricted from use for animals through a covenant. <br />The applicant will need to address this issue at the public hearing. <br />Staff recommends approval contingent on satisfactory resolution of the use of the bam on Uie front <br />lot. <br />Attachments <br />pap-2
