Only a portion of the addition will be necessary to control <br />drainage problems. The addition of first floor living space within the setback would not <br />improve or alter the drainage on the property. <br />To support the addition the applicant has stated drain tile is necessary under the garage. <br />Issues <br />1.The applicant has proposed additions to the house that will encroach into the side yard <br />setback. The existing structure is 9.4' from the lot line. The new addition would be 9' from <br />the lot line. The zoning district requires a 30' side yard setback. <br />2.The garage foundation would be removed and replaced resulting from excessive ground <br />water erosion. <br />3.The size and style of the residence, with the new addition, is similar to other homes in the <br />area. <br />STAFF RECOMMENDATION <br />Staff recommends approval of the variance from side yard setbacks for replacement of the garage <br />foundation to add a basement and drain tile to support the addition currently under construction, and <br />for additional living space.
