Structural Coverage <br />Total Lot Size Total Structural Coverage Percentage <br />59,282 s.f.Existing: 2,966 <br />Proposed: 4,395 <br />5.0% <br />7.4% <br />The lot does meet the 15% structural coverage requjrement. <br />ANALYSIS <br />This application requires two parts. A will analyze the Conditional Use Pennit. To grant a <br />Conditional Use Permit a two variances are required, average lakeshore setback and lot size. The <br />variances are reviewed in B. <br />A. Conditional Use Permit <br />The applicants have requested to keep the boat house on the property for use with a new residence. <br />The ^ning Code does not permit an accessory use structure to exist without a principle structure <br />on the same lot. During the demolition of the existing residence and the construction of the new <br />home the applicants have requested a conditional use permit to allow their boat house to remain. <br />Findings: <br />1. That the proposed location of the conditional use is in accord with the objectives of the <br />Zoning Chapter and the purposes of the district in which the site is located and <br />Comprehensive Municipal Plan <br />The applicant's boathouse would remain on the property through the construction period <br />of a new home. The use would remain as only accessory and would not be occupied <br />while the residence is under reconstruction. <br />2.That the proposed location of the conditionahtise and the proposed condition under <br />which it would be operated or maintained would not be detrimental to the public health, <br />safety, or welfare, or materially injurious to properties or improvements in the vicinity. <br />The location of the conditional use would not be detrimental to public health.
