This application requires two parts. A will analyze the Conditional Use Permit. The structure will. . <br />be considered a guest house requiring the lot to be a minimum of 4 acres. The lot is only 2.71 acres <br />requiring a lot size variance to grant a Conditional Use Permit The variance is reviewed in B. <br />A. Conditional Use Permit <br />Findings: <br />1. <br />2. <br />That the proposed location of the conditional use is in accord with the objectives of the <br />Zoning Chapter and the purposes of the district in which the site is located and <br />Comprehensive Municipal Plan; <br />The pool house is considered a "guest house" for the purposes of zoning regulation. It is <br />located on a lot that does exceed minimum lot size requirements for the residence, but <br />will require a lot size variance for the guest house. It will be architecturally compatible <br />with the principal structure. The proposed conditional use permit is consistent with the <br />Comprehensive Plan. <br />That the proposed location of the conditional use and the proposed condition under <br />which it would be operated or maintained would not be detrimental to the public health, <br />safety, or welfare, or materially injurious to properties or improvements in the vicinity. <br />The game building will be required to meet all current building code requirements. The <br />stmcture will have plumbing and heating. It will not have a detrimental effect on adjacent <br />properties. <br />3.That the proposed conditional use will comply with each of the applicable provisions of <br />the Zoning Chapter. <br />The footprint of the buildings is 1152 square feet. The height of the guest house is less <br />than the principal residence. The game building is also more than 10' from the house. <br />• • •• <br />02389 DcmieiJ.
