Kluth <br />2801 Fox Street <br />Conditional Use Permit-Variance-Public Hearing i <br />Zoning District: LR-1A le Family Lakeshore Residential District (2 Acre) <br />Lot Area:118,268 square feet Q.71 acres) <br />Application:The applicants are requesting a conditional use peimit for a guest house that <br />will be used as a "game building”. The structure will be located on the same <br />lot as their residence. A ccmditional use peimit is necessary for plumbing to <br />serve die building. The iqiplicants have stated they only intend to have one <br />toilet and one sirik installed. <br />A lot size variance is required for die guest house. The Code requires lots <br />with guest houses must meet density requirements. Lots in die LR-1A (2 <br />acre) zoning district must be a minimum of 4 acres to support a guest house. <br />The aoDlicant's lot is 2.71 acres. <br />Backgronnd:A building pemiit was issued to the iqiplicant on June 10,1998 to construct <br />die building as an accessory structure. This is a p ermitted use. Theneedfiir <br />plumbing in die building requires a oondidonal use permit, as well as die <br />variance fiom minimum lot size. <br />In 1991 die City Council granted a*Variance fiom fiont yard setback to build <br />a detached garage in front of the existing residence.
