Although, a variance <br />is not required if the total structural coverage is 1,500 square feet or less. The total lot <br />coverage would be 1,466 square feet. <br />2.The existing garage is located directly on both the rear and side lot lines. The new garage <br />would be setback 3 feet from the rear lot line and 3 feet from the side lot line. <br />3. The property is served by a shared drive with the neighboring property. <br />4.The lot is located within the 500' to 1000' lakeshore setback. The lot is allowed a total of <br />35% hardcover (2,326.1 square feet).
