Findings: <br />1.That the proposed location of the conditional use is in accord with the objectives of the <br />Zoning Chapter and the purposes of the district in which flic site is located and <br />Comprehensive Municipal Plan; <br />The pool house is considered a ’’guest house" for the purposes of zoning regulation. It is <br />located on a lot that exceeds minimum lot size requirements. It will be architecturally <br />compatible with the principal structure. The proposed conditional use permit is consistent <br />with the Comp Plan. <br />2.That the proposed location of the conditional use and the proposed condition under <br />which it would be operated or maintained would not be detrimental to the public health, <br />safety, or welfare, or materially injurious to properties or improvements in the vicinity. <br />The pool house will be remodeled to meet all current building code requirements. The <br />structure will have plumbing and heating. It will not have a detrimental effect on adjacent <br />properties. <br />3.lhat the proposed conditional use will comply with each of the applicable provisions of <br />the Zoning Chapter. <br />The footprint of the buildings is 41 '4"x 24'6". The height of the guest house is less than the <br />principal residence.
