The garage addition <br />meets all setback requirements except the average lakeshore setback and bluff setback requirements. <br />Staff has determined that the entire house is located forward of the average lakeshore setback and <br />straddles the top of the bluff setback line based on the topographic information prepared by the <br />surveyor. <br />Staffhas calculated that the new garage addition is located between the top of the bluff and the 30’ <br />bluff setback. The new deck would also be located between the top of the bluff and the bluff <br />setback.
