The <br />site is located at 4490 Watertown Road near the intersection of County Road 6, McCulley Road and <br />Watertown Road in Section 31. We have the following comments in regards to engineering matters. <br />1. Access: The existing intersection of County Road 6 / Watertown Road and McCulley Road / b*** <br />Avenue is controlled by stop signs in the easterly direction of County Road 6 and in the westerly <br />direction of Watertown Road. McCulley Road / 6“' Avenue is a through street with a high point <br />k»c;ited approAirnatel> 150 feet southwest of this intersection. The configuration and control of the <br />intersection may change based on this summer’s proposed intersection improvements by Hennepin <br />County. Lx)t I. Block 2 fronts both McCulley Road and County Road 6. Lots 1 and 2, Block 3 abut <br />McCulley Road, Watertown Road and Tumham Road. Steep slopes exist on McCulley Road along <br />all three lots. The existing access to Lot 1, Block 1 appears acceptable. Access to Lot I, Block 2 <br />could be off of County Road 6 or McCulley Road provided the access is located at least 600 feet <br />from the intersection. If the access is off of County Road 6, the location should be reviewed by <br />Hennepin County. Access to Lots 1 and 2, Block 3 should be from Tumham Road. The plat may <br />reed, to be revised to provide access to Lot 2 from Tumham Road. <br />2. Htiiii:es: Existing and proposed well locations should be shown on the plan set. Utility <br />oon->tra('tion plans should be submitted for review. <br />3. Grading: A grading and erosion control plan for the entire site should be submitted for review. <br />Erosion control measure.^ should be in place prior to any grading. Additional erosion control will <br />be needed during constmetion of the homes. <br />4. Drainage: The draft version of the City’s Comprehensive Storm Water Management Plan <br />(SWMP) shows that the site lies within the drainage districts PC-29 and PC-37. Lot 1, Block 1 and <br />Lot 1, Block 2 drain northerly to an existing ponding area identified as PC-P99 in the SWMP. Lots <br />I and 2, Block 3 drain southwesterly to pond PC-P40. Water quality and quantity issues should be <br />addressed as part of the design in accordance with City standards. The post development runoff <br />leaving the site should be maintained at predevelopment levels. Ponds PC-P99 and PC-P40 have <br />Iiotl; been classified as moderately susceptible w'etlands.
