TO: <br />FROM: <br />DATE: <br />Michael P.Gaffron, Senior Planning Coordinator <br />Stephen Weckman, On-Site Systems Manager <br />April 8, 1998 <br />SUBJECT: Septic Review for Application #2355, Susan and Douglas Van Moorlehem <br />Subdivision <br />The proposed four lot subdivision requires the use of on-site sewage treatment systems. Soil borings <br />and percolation tests were performed by S-P Testing, Inc. to identify primary and alternate drainfield <br />sites on each lot. <br />The existing three bedroom residence on lot 1, block 1 requires two future drainfield sites for the <br />subdivision as the existing system is non-compliant. The existing system must be repaired by <br />December 31, 2007 or within 90 days of failure, whichever comes first. The proposed primary site <br />is located just down slope of the driveway and excavated soils and is designed for the existing three <br />bedroom residence. Additional area is available for a total of five bedrooms, but the system would <br />be seven feet from the driveway and the upslope side of the system would lie over excavated soils. <br />If a five bedroom system is installed in this location the driveway would need to be moved to provide <br />adequate drainage around the s>-stem. The future drainfield site meets aU current codes. Because the <br />proposed primary drainfield site for this lot has some limitations, staff notes that another future site <br />appears to be available just east of the future site, but at slightly sleeper slopes (between 6 and 8 <br />percent). Staff considers this to be a better alternative than using a site across Watertown Rd. <br />The remaining lots have primary and alternate drainfield sites designed for five bedroom residences <br />which meet all current standards. No setback, drainage or other site problems appear to be a concern <br />on these lots. <br />Based on the above information, staff recommends approval of the subdivision. The City requires <br />the drainfield sites be fenced off prior to any grading or land alteration on these lots.
