§ 10.20 <br />SEC. 10.20. R-IA ONE FAMILY RESIDENTIAL DISTRICT. <br />Subd. 1. Purpose. The "R-lA" One Family Residential <br />District is intended to provide a district which will allow a <br />combination of low density residential development and limited <br />agricultural activity. Planned residential developments may be <br />allowed by conditional use permit. The district shall have <br />immediate access to highways and public sanitary sewer. <br />Subd. 2. Permitted Uses. Within any "R-lA" One Family <br />Residential District, no structure or land shall be used except for <br />one or more of the following uses: <br />A. <br />P. <br />C. <br />One family detached dwellings. <br />Public owned parks and playgrounds. <br />Municipal buildings. <br />Subd. 3. Conditional Uses. Within any "R-IA" One Family <br />Residential District, no structure or land shall be used for the <br />following uses except by conditional use permit: <br />I. Duplex Credit. One duplex may be located on a <br />single lot as a conditional use upon application therefor provided <br />that public sanitary sewer service is available, and the lot is <br />adjacent to a commercial or industrial district, and the duplex is <br />constructed within 200 feet of the commercial or industrial <br />^ duplex is defined as a two-family unit residentialbuilding.
